Rates

- Rates are available on our booking pages, see above or contact us directly. 

- Please note we generally operate a minimum stay of 2 nights all year round, with 3 nights during school holiday weekends.  Variations from minimum stays are at the owners discretion, please contact directly if you have a specific request.

- Arrival dates are indicated with a yellow circle on the online booking diaries. For specific alternative date requests please contact us directly.

- Your break is secured with a £100 deposit. We will contact you 2-4 weeks before your stay to request the balance payment.  Once received we will forward you our electronic guest welcome app which will contain all arrival information.

The hot tub question! 

The quick answer is no, we don't - all accommodation has gorgeous freestanding double ended outdoor baths, which we find is perfect for a more relaxing and environmentally friendly experience.

As we want our guests to sit back and relax, take a step away from the world, we haven't installed hot tubs (a question we often get asked), we don't want you to be disturbed by a pump operating or spend ages waiting for a fire to warm the water - we want you to relax immediately and hear the owl twit-twooing!

We also respectfully ask guests to respect the neighbouring pod and keep noise levels down after 10pm, we are a quiet site and feel a hot tub would be an invitation for a noisy late night dip (we know we would be out in there at midnight!). 

Pets

The accommodation is situated on our working livestock farm therefore is not able to accommodate dogs.  However should you wish to bring your pet along contact us for some local recommendations of cottages that are dog friendly. 

Outdoor equipment

There is dry secure storage facilities for bikes, pushchairs and any other outdoor equipment.

Parking

There is one designated parking space per accommodation.  Should you require a second space please let us know and we will advise on parking arrangements.

Electric cars and bikes

There are no charge points on site for electric cars or bikes, the 3 point pin plugs are not suitable for charging such equipment due to the risk of overloading and potential to cause a fire.  Should you require charging facilities there are a number of locations nearby that have such facilities, and we are happy to direct you there on request. 

Damage

Including accidental damage to property, guests or any other item.

Any faults or damages should be reported to us as soon as practicable. 

How to book

You can reserve our accommodation by checking the availability online and making a booking through the automated system (yellow dates are dates on which breaks can start, grey dates are unavailable).  Alternatively use our contact us page to check availability.  All bookings are provisional until full payment has been received.

Please note the following:

  • Your preferred dates are held with a £100 deposit.

  • We will contact you to make payment for the balance payment no more than 4 weeks before your break is due to start.

Once we have received payment in line with the above we will issue you will with an e-guide which will include your pre-arrival information and guest folder.

Cancellations

Covid 19 - Should your trip become against the government's latest guidance we will endeavour to change your dates to a mutually agreeable time.  Our insurance will not be valid if we operate against such guidance.

If for any reason we are unable to accept your booking we will refund all monies  to you.  If we have accepted your booking, and for reasons beyond our control, are unable to fulfil this obligation, we will refund you all monies and attempt to find alternative accommodation.

We do recommend that you consider taking out holiday insurance to cover you in the unfortunate event of you having to cancel your holiday (including for Covid-19). If you do need to cancel your booking we will endeavour to re-let the accommodation.  In the unlikely event of us not being to do this we reserve the right to withhold monies paid at the following rates:

  • More than 4 weeks before your arrival - you are liable for the £100 deposit

  • Less than 4 weeks before your arrival - 100% of the cost of the booking

On your booking form you can take out cover through a third party which is an opt in box - this is a third party independent company of which we have no affiliation and do not receive any monies from them.

Maximum occupancy (maximum of two adults per pod).

Pods - Willow pod has a maximum occupancy of four people (one double bed and one sofa bed); Cedar pod has a maximum occupancy of six people (one double bed, bunk beds suitable for children under 10 and one sofa bed). 

The Black Hut - occupancy for 2 adults and up to 2 children (advised for non walking babies and children babies over the age of 7 only,)

For insurance and fire purposes we are unable to exceed this number.

Smoking and vaping

We operate no smoking and no vaping properties.

Internet

We find that most guests enjoy not being connected 247, the break from constant screens is a health change.  Due to the rural location of the pods there is no internet, the 4G signal is good, however if the service becomes unavailable due to circumstances beyond our control we cannot be held responsible for this.  We are expecting broadband to be installed shortly and will consider the possibility of installing in the accommodation when it is available. 

Breach of Terms and Conditions

Should any guest, or party, become in breach of any of the afore mentioned Terms and Conditions we reserve the right to terminate your booking, and if necessary request that you vacate the property immediately.
