Rates
- Rates are available on our booking pages, see above or contact us directly.
- Please note there we operate a minimum stay of 2 nights all year round, with 3 nights during school holiday weekends. Variations from minimum stays are at the owners discretion, please contact directly if you have a specific request.
- Arrival dates are Monday, Wednesday and Friday. For specific alternative date requests please contact us directly.
- Your break is secured with a £100 deposit. We will contact you 2-4 weeks before your stay to request the balance payment. Once received we will forward you our electronic guest welcome app.

The hot tub question!
The quick answer is no, we don't - The Black Hut has a gorgeous freestanding double ended outdoor copper bath and Cedar Pod has a freestanding double ended outdoor bath which we find is perfect for a more relaxing and environmentally friendly experience.
As we want our guests to sit back and relax, take a step away from the world, we haven't installed hot tubs (a question we often get asked), we don't want you to be disturbed by a pump operating through the night - we want you to hear the owl twit-twooing! We also respectfully ask guests to respect the neighbouring pod and keep noise levels down after 10pm, we are a quiet site and feel a hot tub would be an invitation for a noisy late night dip (we know we would be out in there at midnight!).
Dogs
Pods - Unfortunately as the pods are situated on our working livestock farm we are not able to accommodate dogs in the pods, however we do welcome dogs in The Cottage (contact owner Juliet on cjjats@gmail.com for bookings).
Outdoor equipment
There is dry secure storage facilities for bikes, pushchairs and any other outdoor equipment.
Covid-19
Should your trip become against the government's latest guidance we will endeavour to change your dates to a mutually agreeable time. Our insurance will not be valid if we operate against such guidance.
If for any reason we are unable to accept your booking we will refund all monies to you. If we have accepted your booking, and for reasons beyond our control, are unable to fulfil this obligation, we will refund you all monies and attempt to find alternative accommodation.
Damage - including accidental damage to property, guests or any other item.
Any faults or damages should be reported to us as soon as practicable.
How to book
You can reserve our accommodation by checking the availability online and making a booking through the automated system, alternatively use our contact us page to check availability. We also accept payment by BACS or cheque, once this has been received your booking is confirmed.
Please note the following:

Your preferred dates are held with a £100 deposit.

We will contact you to make payment for the balance payment no more than 4 weeks before your break is due to start.
Once we have received payment in line with the above we will issue you will with an e-guide which will include your pre-arrival information and guest folder.
We do recommend that you consider taking out holiday insurance to cover you in the unfortunate event of you having to cancel your holiday (including for Covid-19). If you do need to cancel your booking we will endeavour to re-let the pod. In the unlikely event of us not being to do this we reserve the right to withhold monies paid at the following rates:

Covid-19

We will endeavor to rebook your dates should you be unable to travel, due to any unforeseen circumstance including Covid-19 or refund monies to you. We strongly recommend that you seek insurance in case you are unable to travel.
Maximum occupancy (maximum of two adults per pod).
Pods - Willow pod has a maximum occupancy of four people (one double bed and one sofa bed); Cedar pod has a maximum occupancy of six people (one double bed, bunk beds suitable for children under 10 and one sofa bed).
The Black Hut - occupancy for 2 adults and up to 2 children (over the age of 7 only)
For insurance and fire purposes we are unable to exceed this number.
Smoking and vaping
We operate no smoking and no vaping properties.
Internet
Pods - Due to the rural location of the pods there is no internet, the 4G signal is good, however if the service becomes unavailable due to circumstances beyond our control we cannot be held responsible for this. We are expecting broadband to be installed in the next few months.
Breach of Terms and Conditions
Should any guest, or party, become in breach of any of the afore mentioned Terms and Conditions we reserve the right to terminate your booking, and if necessary request that you vacate the property.
